15) Sometimes not having had an SEO audit is a bonus (room for existing growth)

With all of these, yes and no.

Here's some counter arguments I have heard from friends/colleagues:

Social followers aren't worth anywhere near as much today as they used to be.
Do I have proof that these email lists are engaged? Are they scraped + imported or opted-in and part of a list that has been cleaned monthly?
Do I need a developer to maintain this custom functionality/feeds? Are they reliable? Will it break while I am on holiday?
 
18) A negotiated handover period is quite a common factor too, where you're basically consulting the new owner for an agreed amount of time 3-6 months.
 
19) no more than 10% of traffic from 1 page
20) strong domain rating (or similar metric) - this is poorly defined but I know guys who won't consider a site under DR20 for example

23) Brand awareness and positive brand value and perception.
