Website contract template

Hello,

I am looking to sell one of my websites, but as escrow.com now always wants a signed contract, I would like to ask if any of you could give me a template, or a source with example contracts?

Since it's just a small website with an average monthly revenue of $200, it doesn't have to be an overly complicated contract.

Ask chatGPT to write you one... for such a small amount it won't go far wrong... just give it good instructions - your jurisdiction, any terms you want to include for sure etc.
